Our Urban Development Projects
BE UNITED
“BE UNITED” is Nomura Real Estate Development’s urban development concept. It is based on the idea of “civic pride,” which means that love and pride for the city where you live serves as a driving force to better the city. The first BE UNITED project was PROUD City Hiyoshi. We opened up part of the facility that we own to local residents as space to put on local events and classes to help build community. The second project was the Kameido Project. In this project, an Urban Development Committee was set up to hold discussions with locals from the block planning stage to ensure that development prioritized connectivity and expansion between the site and surrounding area. We carry out community-based urban development, in which residents play a central role, by leveraging our ability to listen closely to feedback from the local community and residents gained from our condominium and other businesses.

We developed a site with a gross land area of 22,989.26m2 in Kameido, Koto-ku, Tokyo. The residential building PROUD Tower Kameido Cross and retail facility KAMEIDO CLOCK were completed in the spring of 2022.

Bringing land loved by locals to the next generation
From 1939 to 1993 the site was a manufacturing hub where the Tokyo plant of Daini Seikosha Co., Ltd. (currently Seiko Instruments Inc.) was located. When the plant closed, the site was reborn into Sun Street Kameido, a retail facility loved by locals. Famous as a venue for events and idol groups, it was a local favorite for many years that served as an experiential consumption hub. Unfortunately, it closed on March 31, 2016.

Developing a Sustainable City
Urban development focused on building communities and creating new value
Since before development began, lack of facilities essential for living and a sharp increase in children were immediate issues for the local community. To resolve these issues, we formulated the Kameido 6-chome Urban Development Policy based on discussions with government agencies and locals. Under the overarching theme of “community symbiosis,” we defined the basic concept for the urban development project as a “mixed-use development that combines housing, commercial, learning, and public spaces with the aim of resolving local issues, building a diverse community, and creating value for the future.” This concept served as the basis for each individual plan.

The Kameido Project embodies the BE UNITED concept—that love and pride for the city where you live serves as a driving force to better the city. The retail facility that previously occupied the site, Sun Street Kameido, functioned as a place where locals can gather and connect. To retain this function, a plaza was built on the premises where events of all sizes are held to encourage interaction between the people who live, work, and visit there. “Be ACTO,” an initiative to achieve the BE UNITED concept, was also implemented in the project. The Machi no Living multi-purpose space features areas that both tenants and local residents can use, such as a room where children can play safely and individual remote working booths. Through efforts like this, we are working to add a little enrichment to people’s lives by helping build a new local community that brings together new and long-time residents.

Striving for a wholly unique retail facility
that fuses new and old Tokyo culture
The Kameido Project’s retail facility is our largest to date. Rather than using the existing brand name, we decided to give it the new name of KAMEIDO CLOCK. The name is meant to express the hope that it will become a lifestyle creation center that will carry on the memories of Kameido and create new “time” together with local residents. The facility houses large-scale food, apparel, and home appliance stores, and also features a wide range of shops that comprehensively meet needs for fashion, lifestyle, and food. In addition, the site has a place open to the local community where events can be held. Since it opened in the spring of 2022, a wide range of initiatives to connect with the local community have been carried out, including over 600 events per year and digital education initiatives. We will keep striving to create unique and attractive retail facilities that continue to be loved by local communities.

Reducing Environmental Impacts
Balancing comfort and the reduction of environmental impacts to ensure our valued tenants can live there for a long time
PROUD Tower Kameido Cross is equipped with Nomura Real Estate Development’s Yukai-full underfloor air conditioning system. Utilizing high thermal insulation, high-efficiency air conditioners, and total heat exchangers, the system saves energy and improves comfort by keeping the entire space of each residential unit at a comfortable temperature. We also carry out initiatives to reduce our environmental impact such as the Mi-Liful drainage system that improves ease of maintenance and upgradability by enabling the kitchen to be installed almost anywhere, the Attractive 30 initiative that reduces the frequency of major repairs with highly durable materials, and the enecoQ energy management system that manages the energy of the entire condominium. In 2020, the PROUD Tower Kameido Cross Gate Tower was selected by the Ministry of Economy, Trade and Industry as a Super High-rise ZEH-M (Net Zero Energy Houses-Mansion type) Demonstration Project.
Striving to be the top local retail facility
in decarbonization and biodiversity
We have implemented a range of initiatives to reduce environmental impact in the KAMEIDO CLOCK retail facility. Energy is supplied by a co-generation system. The electricity used by the retail facility is produced by a rooftop mounted generator, and the heat generated in the process is recycled to heat water and air in the building. The system is expected to facilitate the efficient use of energy and reduce CO2 emissions. In terms of promoting biodiversity, we have achieved a green coverage of 40% for entire site and have also implemented green walls and roofs.
